How to Create a Property Listing Manually

TL;DR

Manually creating a listing lets you add off-market properties, private deals, or incomplete listings directly into PropWise, without relying on imports. Use this when speed, control, or discretion matters.

When to use this

Use manual listing creation when:

  • The property is off-market or privately sourced
  • You received details via WhatsApp, PDF, or verbal brief
  • Imported listings are incomplete or inaccurate
  • You want full control over how the property is presented to the buyer

If you’re waiting on a link or CRM sync—you’re slowing yourself down.

Step-by-step instructions

  1. Open the portfolio you want to add the property to.
  2. Click + Create Listing.
  3. Fill in the core property details (Address, Price, Property description, Key features (beds, baths, size, amenities), Upload photos or media (images, floor plans, PDFs if available)).
  4. Click Save.

The listing is now live inside the portfolio and visible to the client when portfolio is shared.

Common issues & tips

  • Incomplete descriptions → Leads to buyer confusion and back-and-forth.

Tip: Write descriptions as if the buyer will not ask follow-up questions.

  • Missing photos → Reduces perceived quality and trust.

Tip: Even 3–5 decent images outperform a text-only listing.

  • Inconsistent pricing or size units → Breaks comparison across listings.

Tip: Stick to one currency and unit system per portfolio.

  • Overloaded amenities list → Noise kills signal.

Tip: Only include features that influence the buying decision.

Accuracy > volume. One clean listing beats five sloppy ones.
