What Chat Features does PropWise Offer

PropWise offers two distinct chat channels, deliberately separated to keep conversations clear, searchable, and tied to the right context.

TL;DR

Two chats, two purposes: one for the overall search, one for each specific property - so nothing gets lost or mixed up.

What this is

PropWise splits communication into context-aware chat layers:

  • Portfolio-Wide Chat

A single chat thread that lives above all listings in a portfolio.

This is where you talk about the big picture.

  • Listing-Specific Chat

A dedicated chat attached to each individual property.

This is where you talk about that exact listing.

This design prevents the classic real-estate chaos: screenshots in WhatsApp, decisions buried in email threads, and “wait, where did we say that?” moments.

When to use this

Use Portfolio-Wide Chat when you’re discussing:

  • Changing search criteria (budget, area, must-haves)
  • Comparing neighborhoods or investment strategies
  • Planning viewings across multiple properties
  • General progress check-ins with the buyer

Use Listing-Specific Chat when you’re discussing:

  • Condition, risks, or features of one property
  • Questions about documents (inspection, floor plans, disclosures)
  • Buyer comments like “I like this but…” or “This is a no”
  • Negotiation details tied to that listing
Rule of thumb: If the message would still make sense after the property is removed, it belongs in Portfolio-Wide Chat. If not, it belongs in the Listing-Specific Chat.

How this affects other features

  • Portfolios stay readable - chats don’t pollute each other
  • Decisions stay traceable - every property keeps its own history
  • Documents stay contextual - files uploaded in a listing chat remain tied to that property
  • Team collaboration improves - agents and buyers see the same context without re-explaining

This structure also makes AI summaries, audits, and handovers dramatically easier later.

Common misunderstandings

  • “This replaces WhatsApp or email completely.”

→ It replaces them for property-related communication, which is where confusion usually happens.

  • “I should discuss everything in the main chat.”

→ That’s how context gets lost. Property-specific talk belongs with the property.

  • “Chats are just casual messages.”

→ In PropWise, chats are decision logs. Treat them like structured memory.
