# What are the Ways to Add Properties to my Portfolio?

### TL;DR
|| You can add properties to a PropWise portfolio in three ways: manually, by importing from external sources, or by reusing existing listings. This flexibility allows you to proceed efficiently whether you’re working with off-market deals, portals, or your own database.
---

### When to use this
Use this when:
* You’ve created a portfolio and need to populate it with properties
* You’re working with **off-market** or exclusive listings
* You want to **reuse** listings across multiple buyers
* You need to **save time** by importing listings instead of re-entering data
---

### Step-by-step instructions
Once inside your portfolio, choose one of the options below. You can mix methods in the same portfolio.

#### Option 1: Manual Entry (Best for off-market or exclusive listings)

1. Open the portfolio you want to add properties to.
2. Click **+ Create Listing**.
3. Fill in the property details:
* Address
* Price
* Property description
* Key features (beds, baths, size, amenities)
4. Upload photos or media.
5. Save the listing.

| Use this when: You have properties that aren’t available on public portals or require login to be visible.
---

#### Option 2: Import Listings (Best for speed and scale)
Click **Import Listing** and choose one of the following sources:

#### A. From URLs
1. Paste one or multiple listing links from property portals or real estate websites.
2. Confirm the import.
3. PropWise automatically extracts and structures the data.

| Use this when: You’re sourcing properties from online portals and want to avoid manual data entry.

#### B. From CRM
1. Select **From CRM**.
2. Choose the listings from your connected CRM system.
3. Import them into the portfolio.

### Common issues & tips
* **Duplicate listings:**
  Reuse listings via *From PropWise* instead of re-creating them.
* **Incomplete data after URL import:**
  Always review imported listings and adjust descriptions or photos if needed.
* **Buyer alignment check:**
  After adding properties, ensure each listing still fits the buyer’s budget and criteria.
