How to Handle Off-Market Properties in PropWise

Step-by-step instructions

Option 1 — Manual Property Creation (Best for true off-market deals)

  1. Go to your Portfolio.
  2. Click + Create Listing.
  3. Choose Manual Entry.
  4. Enter the core property details: approximate location, Price or price range, Property type and size, Short description (neutral, factual)
  5. Upload available assets (ONLY AFTER when you client signs NDA): Floor plans, Photos or renders, PDFs or pitch decks (if allowed)
  6. Save the listing.

Result:

The off-market property is now treated like any other listing—organized, comparable, and shareable.


Option 2 — Controlled Disclosure via Notes & Documents (Best for sensitive sources)

  1. Add the property via Manual Entry (as above).
  2. Use Private Notes to record:
    • Seller identity
    • Source of the deal
    • Negotiation constraints
    • Internal risk flags
  1. Upload sensitive documents only if needed.

Result:

You preserve institutional memory without exposing leverage or relationships.


Option 3 — Portfolio-First Teasing (Best for early validation)

  1. Add a light version of the property:
    • Approximate location
    • High-level description
    • “Off-market opportunity” label
  1. Share the portfolio with the buyer.
  2. Use buyer feedback to decide:
    • Whether to unlock full details
    • Whether to proceed at all
